I would like to build a fence and paint my house. How do I proceed?

​

Gather your information on materials to be used, paint color, height, etc. Then fill out the Architectural Form and email it to the board for approval. 

Also, check out the Restrictions to be sure what you want to do is allowed. The City of Shawnee also has specific codes that affect fence construction.

My neighbor isn't following the subdivision rules, what should  I do?

​

Try talking to your neighbor about it. They may not be aware of the rules they’re violating (although they are still obligated to follow them). If, after making them aware of the rule that’s being broken they still insist on non-compliance, contact the Board. The board will validate whether non-compliance exists and will take appropriate action to enforce compliance.
 

It snowed, when will the Association shovel my driveway?

​

Your Homes Association is not responsible for plowing your driveway, your sidewalk or your street. If you have questions about snow removal please contact the city. The department of public works contact information is here.
 

I don't like some of our neighborhood rules, how do I change them?

​

Start by getting involved with the board or serve on a committee.  Also, check out the Bylaws to see how changes can be made.  Feel free to contact the Board.
 

Who are the HOA Board Members? Are these paid positions?

​

A list of the HOA Board Members and their job titles can be found on this site. 

 

These positions are volunteer only positions. If you would like to serve on the board, please email us! We have openings and would love to have you.

 

Note: Because all of our board positions are volunteer positions, board members have full-time jobs during the day. These members are your neighbors. Be kind and patient when reaching out to them.
 

HOA DUES

How much is my annual assessment? When is it due?

​

Annual assessments are $500., and are due on January 31st of each year. An automatic $50 late fee for payments received after January 31st will be applied.

 

Note: You may also pay early if January is not a good month for you.
 

What happens if I don't pay my annual assessment?


The community is successful because everyone pays their share. An automatic $50 late fee for payments received after January 31st will be applied.

 

If you are facing a crisis, contact the Treasurer BEFORE January 24 to explain your situation, so we can discuss.

 

Ultimately, if payment is not made, a lien will be placed on your home, your trash/recycling service will cease and your pool card will be deactivated.

How will I receive my HOA invoice?

​

All homeowners will receive their HOA invoice via mail by December 10. (envelope will say Invoice Inside).

​

  • If we have your email on file, you will also receive an invoice via email that explains how to pay your dues online, and the additional fee for doing so.

  • ​If we don't have your email on file, please send it to us, so we can keep you informed.

What does my annual assessment pay for?

​

The annual assessment pays for your trash and recycling pickup, common area maintenance and landscaping, the pool, and a small amount for social events.
 

What if I don't use the pool, can I decrease my annual assessment?

​

No, the pool benefits the entire community and is part of the HOA agreement when a DFT home purchase is made.
 

How can I pay my annual dues?

​

You can pay via check, money order OR online (learn how in question below.)

 

Envelopes MUST be postmarked on or before January 31 to avoid a $50 late fee.

Can I pay my dues online?​ Is there an additional fee?

​

Yes, you can pay dues online and yes, there's an additional fee.

​

  • If you did not receive an email invoice, check your Spam folder.

  • If it is not there, we do not have your email on file. Send us an email requesting an electronic invoice. Do this BEFORE January 28 to ensure your payment will not be late. The invoice will include a link to pay online.

  • There is NOT a website. You must pay via the link in the email invoice.

 

There is an additional fee of 3.3% for paying online.
